The Front Range housing market entered spring with rising inventory and mostly stable pricing, according to the Colorado Association of REALTORS.

In the Denver metro area, March saw 5,798 pending contracts and 4,540 closed sales, with the median price flat at $575,000. In the Colorado Springs area, inventory increased in April and the median list price slipped below last year’s levels.

The condo and townhome segment faces ongoing challenges, with average days on market up 26% to 68.

Industry observers cite mortgage rate volatility and economic uncertainty as key variables impacting the market this year.

Colorado’s two leading Democratic gubernatorial candidates squared off in their first televised debate, drawing contrasts as they jockeyed ahead of the June 30 primary.

Attorney General Phil Weiser opened with a jab at U.S. Sen. Michael Bennet, criticizing his votes for some of President Trump’s Cabinet nominees and arguing Bennet belongs in Congress, not the Governor’s Mansion.

Bennet emphasized his campaign’s focus on Colorado’s affordability crisis. He said he’d be better positioned fighting for Coloradans from Denver rather than Washington, D.C.

A small earthquake struck southern Colorado on Thursday morning, shaking residents near the New Mexico border and rattling nerves as far north as Pueblo.

No damage or injuries were immediately reported.

The U.S. Geological Survey recorded the magnitude 4.0 quake as hitting at 11:44 a.m. at a depth of 8.7 kilometers, centered about 10.5 miles south-southwest of Weston in Las Animas County.

The USGS identified the event as the likely mainshock in a small sequence of quakes
